En-suites in Ireland: the short answer

Redoing an en-suite in Ireland costs €3,000 to €7,500. Adding a new one costs more, because it needs a soil pipe, wastes, water feeds, a fan vented outside and usually a stud wall. Done with the main bathroom, the pair runs about €11,800 to €24,000.

Redoing one or adding one

  • Redoing: the drains, water and fan are already there. Most of the cost is the strip-out, tanking, tiles and the new suite.
  • Adding: a soil pipe, wastes, hot and cold feeds, a fan vented outside and a stud wall. The drain run decides most of the price.

Getting the most from a small en-suite

  • A shower with a fixed glass panel instead of a door that swings.
  • A wall-hung toilet and basin, so the floor runs under them.
  • A sliding or outward-opening door.
  • A strong, quiet fan on the light switch with an overrun.

Questions people ask us

How much is an en-suite in Ireland?

€3,000 to €7,500 to redo one, depending on size, the shower and how much is tiled. Building a new one from scratch costs more, because of the drain run.

Do I need planning permission for an en-suite?

Not for an en-suite inside the existing house. You do need a Registered Electrical Contractor for the wiring, and the fan has to vent outside.

Can an en-suite go anywhere?

Where the waste can reach the soil pipe with enough fall. If it can't, a macerator toilet is an option, but most companies avoid them where they can.

Can I do the en-suite and the main bathroom together?

Yes, and it usually saves money: one strip-out, one skip, the same fitters. Together they run about €11,800 to €24,000, our sum of the two ranges.
